A property management office gets three kinds of calls: prospects asking about a unit, tenants reporting a leak, and owners checking in. Most of them can wait for a message and a callback. A burst pipe at 2 a.m. can’t. An AI receptionist answers all of them, books showings, logs maintenance requests and sends the real emergencies to whoever is on call.

Only four tools in our listing name property management among the businesses they serve, so this list is short. We ranked them by whether they connect to property management software, how they route emergencies, and what they cost at 200 calls a month at about 3 minutes each (600 minutes).

1. My AI Front Desk: the only one that connects to property software

My AI Front Desk (now branded Frontdesk) markets heavily to property managers and integrates with AppFolio, Yardi, Buildium, Entrata and RealPage (AppFolio integration). It routes callers by intent, live-transfers urgent calls with a spoken summary, books showings into Google Calendar, Outlook or Calendly, and texts confirmations.

One plan covers most offices: $99 a month for 200 minutes, then $0.25 a minute from a credit pool that includes about 40 extra minutes and reloads at $10 per 1,000 credits, so about $189 at 600 minutes (pricing). The same plan adds a website chatbot and two-way texting, handy for prospects who’d rather not call. It says it speaks 20+ languages, including Spanish, Mandarin and Vietnamese. The self-serve plan keeps only the last 200 call and chat logs, so export what you need for your records.

Frontdesk pricing cards: Business-in-a-Box at $99 per month or $79 billed annually with 200 voice minutes and a 7-day free trial, next to custom Partner / Enterprise pricing

2. Upfirst: simplest setup and predictable bills

Upfirst lists property management and real estate among the businesses it serves (Upfirst). It answers around the clock, takes messages, books showings into Google, Outlook, Calendly or Acuity, warm-transfers urgent calls and texts callers.

It bills per call, not per minute, so a tenant who takes ten minutes to describe a problem costs the same as a quick question. At 200 calls, Pro costs $159.95 for 300 calls. Each extra agent, for another office or portfolio line, is $9.95 a month. It doesn’t connect to property software directly; Zapier, Make or its API fill that gap if you have someone to set it up.

Upfirst pricing page with plans for 30 calls at $24.95, 90 calls at $59.95, 300 calls at $159.95 and 600 calls at $299 a month, the features included in every plan, and an Enterprise plan for 1,000+ calls

3. Abby Connect: people on call for the hard ones

Abby Connect mixes AI with live receptionists and lists property management and real estate among its industries (Abby). You can let the AI handle leasing questions and showing requests while a person takes every maintenance call, or have the AI warm-transfer to a human receptionist when a tenant is upset.

That flexibility costs money. AI minutes work out to about $1.38 to $1.65 each, so 600 AI minutes run roughly $899 a month on the Professional plan with overage. It fits a larger management company replacing a human answering service, not a small landlord.

Abby Connect pricing: Starter $164 for 50 Abby Minutes, Essential $329 for 100, Professional $599 for 200 (most popular), Growth $1,380 for 500, each with a Start free trial button

4. Quo: for teams that also need a phone system

Quo is a shared business phone app, with an AI agent, Sona, that answers missed, after-hours or every call, takes messages, transfers calls and texts callers links mid-call (Sona). Property management is one of the industries it targets. Every Sona call is recorded, transcribed and summarized in the Quo inbox your team already works from.

It’s the cheapest at 200 calls: one Starter seat at $19 plus Sona’s $99 tier for about 250 calls, so $118. But Sona only works on Quo numbers, has no documented calendar booking (it texts a booking link instead), and doesn’t connect to property management software. Every staff member is another seat on top.

Setting it up for tenants

  • Define an emergency. Flooding, no heat, gas smell, lockouts: tell the AI to transfer these to your on-call number, every time.
  • Split leasing from maintenance. Prospects want availability and a showing; tenants want a work order logged. Give each its own questions.
  • Check what happens when nobody answers the transfer. Have the AI take a detailed message and text it to a second person.

Best picks

  1. My AI Front Desk

    Our pick

    $99/mo

An AI receptionist that answers, transfers and books calls, bundled with chat, SMS and a CRM, from $99 a month for 200 minutes.

    Strengths

    • Published price and overage: $99 a month for 200 minutes, then $0.25 a minute, with no contract
    • Self-serve signup with a 7-day free trial
    • Live-transfers urgent calls with a spoken summary and books into Google Calendar, Outlook or Calendly
    • Website chat, two-way SMS, email drafts and a CRM come in the same plan
    • Signs a BAA for HIPAA and connects to therapy, property-management and ecommerce software

    Weaknesses

    • Only 200 minutes on the self-serve plan; there is no larger published tier between it and custom Enterprise pricing
    • Outbound calls are capped at 20 a day on Business-in-a-Box
    • Keeps only the last 200 call and chat logs on Business-in-a-Box
    • Usage charges can apply during the free trial, and refunds are generally not given
    • API access is limited to custom Partner and Enterprise plans

  2. Upfirst

    $24.95/mo

An AI receptionist that answers calls and texts 24/7, books appointments and blocks spam, from $24.95 a month for 30 calls.

    Strengths

    • Cheap entry point: $24.95 a month for 30 calls, or $20 billed annually
    • Every feature on every plan, including booking, warm transfers, texting, recordings and 35+ languages
    • Spam, robocalls and calls under 15 seconds don't count toward your calls
    • 14-day trial (up to 100 calls) with no credit card, and month-to-month plans
    • Books into Google Calendar, Outlook, Calendly, Acuity, Square and Clio Manage, with Zapier and Make for the rest

    Weaknesses

    • Small plans fill up fast: 30 calls on Starter, then $1.50 per extra call
    • No refund if you prepay a year and cancel
    • BAAs for compliance are only on the custom Enterprise plan
    • No native mobile app; the web app can be saved to a phone's home screen
    • Each extra agent, for another location or business line, adds $9.95 a month
    Visit Upfirst
  3. Abby Connect

    $164/mo

A hybrid answering service: an AI receptionist and US-based live receptionists on one plan, from $164 a month. AI minutes count half.

    Strengths

    • AI and live US-based receptionists on one plan, chosen per call type, with warm transfer to a person on the same call
    • AI minutes count half, so a plan covers up to twice as many minutes when the AI answers
    • Published prices, a free trial, no setup fee and month-to-month terms
    • AI answers in English and Spanish, detecting the caller's language, and books into Google Calendar, Calendly and Acuity
    • Transcripts, AI summaries, sentiment scores and recordings for every call in the app and portal

    Weaknesses

    • Even all-AI answering costs about $1.38 to $1.65 a minute, well above most AI-only receptionists
    • Usage is billed by the minute, so long calls eat the plan quickly
    • HIPAA compliance is offered only for human answering, not the AI
    • Trial length isn't published, and human receptionists book appointments only through Calendly

  4. Quo

    $19/mo

Sona, the AI agent in the Quo (formerly OpenPhone) phone system, answers calls 24/7. Plans from $19 a user include 10 calls; more cost $25 to $199 a month.

    Strengths

    • Cheap to start: every Quo plan includes about 10 Sona calls a month, and 600 calls cost $199 a month on top of the phone plan
    • Per-call pricing with an overage switch: leave it off and Sona never bills beyond your tier, or turn it on at $0.45 to $1.00 a call
    • A full business phone system comes with it: numbers, free porting, shared inboxes, texting, phone menus and apps on every device
    • Sona transfers callers, texts links mid-call and logs every call with a recording, transcript and summary
    • Answers in English, Spanish or French, and a HIPAA BAA is available on Business and Scale

    Weaknesses

    • Works only inside Quo: your calls have to come through a Quo number, so you can't add Sona to another phone system
    • Answers inbound calls only; Sona can't make outbound calls
    • Scheduling means texting the caller a booking link; Quo documents no calendar that Sona books into
    • The phone plan is priced per user, so a larger team pays for every seat on top of Sona's tier
    • Starter only gets summaries and transcripts for Sona-handled calls, and call summaries are always in English
